Dear Laurel and Magnolia Residents,

We are pleased to provide the following updates regarding key projects and initiatives within our community:

Painting and Construction
The painting of Building 51 is approaching completion, with all of the trim work now finalized and the body of the building still in progress. For the latest updates, including the construction schedule, painting timelines, workflow charts, paint schemes, PacWest’s notices, and frequently asked questions (FAQs), we encourage you to visit the “Construction” tab on our website at www.LaurelMagnoliaHOA.com. Please be advised that the row of parking spaces located on the front door side of Building 51 on Durango Way at the intersection of Sentinel Lane and Sky Corral is currently blocked off. This area is partly being utilized for construction equipment but more importantly has remained closed to prevent paint overspray from reaching parked vehicles.

Additionally, please observe the "Reserved for PacWest" parking signs and pillars located throughout the community. While residents may use these spaces overnight, vehicles must be moved by 7:00 AM when the construction crew requires access to these spots. Any vehicles remaining in these spaces past that time will be subject to towing per this notice.

Finance:

Tiana is still working with Strategic on vendor payment issues and this year's tax filing. The 2025 budget is also in the works. The board continues to review all invoices and approve payment to vendors with the exception of essentials like water, electricity and insurance. The annual reserve study will be based upon last year's information. Next year, when painting the entire community is complete, we will conduct a study including a site visit. 

Insurance Ballot & Mailing Address:
The board has hired The Inspectors of Election to edit, mail and tally the insurance assessment ballots. They will meet the board's goal of mailing the ballot by the end of the month (October), with a meeting to count the votes tentatively set for December 4, 2024 at 6:00pm. The meeting will be hybrid where all members of the HOA can either login via Zoom or watch the vote count live at TIE's office in Carlsbad.

IMPORTANT: If you have a mailing address outside of Laurel & Magnolia, it is imperative that you send it to info@laurelmagnoliahoa.com to confirm we have the most accurate contact information. This is essential for our insurance ballot and future mailings.

Maintenance and Landscaping
This week, the Board will conduct a community-wide walk-through with Park West to assess landscaping and irrigation needs. As one of our largest service providers, it is crucial that we maintain open communication to ensure all concerns are consistently addressed.

Additionally, regarding maintenance, we recently coordinated with Diox for spider and rodent treatment throughout the community, and Ecology has been tasked with cleaning spiderwebs along garages, common areas, and light fixtures.

Please note, some pet waste stations are currently out of bags. While we have received refill donations from some generous residents, we require a specific key to access and restock the dispensers. We are actively working with Ecology to resolve this issue and appreciate your patience in the meantime.

Backflow and Water Pressure Concerns
The Board is continuing to address ongoing issues related to backflow and water pressure. To ensure we make well-informed decisions, we have engaged a new vendor to provide a second opinion and a comprehensive report with their expert assessment and recommendations.

Parking Updates
We are in the process of revising the community’s parking rules in collaboration with Parking Squad. In the coming weeks, we will share more details, including information about a community town hall meeting to discuss the new system. Updated signage and communications will follow to ensure that all residents are fully informed of the upcoming changes.
