Dear Laurel and Magnolia Residents,
We are delighted to share the exciting news - Walters Management has been selected as the new property management company for our Laurel and Magnolia community! With over 45 years of industry experience, Walters Management offers expertise, extensive knowledge, and a network of thoroughly vetted vendors. During the onboarding process, Walters will collaborate closely with Strategic throughout the month of October to ensure a smooth and seamless transition.
Walters communities are supported by a robust infrastructure designed to provide efficient service to their residents. With 24/7 support and advanced technology integrated into operations, accessing important information, updates, and assistance has never been more streamlined. As with any management company, close collaboration with the board of directors is key to ensuring the best results for the community.
Please note that HOA dues for November 1st should still be paid to Strategic. In the near future, Walters Management will host an on-site meeting (date and time to be announced) to introduce our account manager. This meeting will provide residents with the opportunity to ask questions and receive assistance in setting up payment and ACH accounts with Walters. We greatly appreciate your cooperation and patience during this transition, and we will keep you informed with further updates.
Magnolia Painting Update
Thank you to all who participated in last week’s board meeting. We are excited to share that Paint Schemes A & B received the highest number of votes, followed by a tie for second and third place. The Board has decided to move forward with all six schemes: A&B, C&D, and E&F. Please stop by and visit 2521 Antlers Way (side patio) to view the color schemes and renderings.
As part of the ongoing construction process, PacWest will require Magnolia homeowners’ cooperation to allow access to hose bibs from garages for power washing. While we understand this may not be ideal, it is a necessary step to ensure the project continues efficiently.
The painting workflow and building maps are available online at www.LaurelMagnoliaHOA.com. PacWest will begin work in sequential order, starting with Building 51. SD Rain Gutters
Last week, the Board conducted an onsite walk-through with SD Rain Gutters, during which approximately eight homes were identified as needing gutter extensions or rerouting. SD Rain Gutters will be on-site in November to address these repairs and to begin cleaning and preparing all gutters ahead of the rainy season. This maintenance is long overdue and is essential in maintaining our community.
For the cleaning, SD Rain Gutters will be using a specialized machine called a SkyVac. This equipment operates like a vacuum, making the process less messy, though it will generate some noise. To complete this work, they will require full 360-degree access to each building, utilizing ladders and lifts (for Magnolia homes). They are scheduled to begin in Laurel. Residents will receive a notice five days prior to the start date with reminder instructions. We appreciate your cooperation in ensuring smooth access to your property during this time.
Tree Trimming
We apologize for the continued inconvenience. The initial tree trimming did not meet the necessary requirements, and additional trimming is required for PacWest to proceed with painting. We appreciate your patience as we complete this important work.
Parking Update
Heads Up! We are excited to announce changes to the community's parking system. New resident and visitor parking rules will be implemented. Throughout November and December, we will provide all the necessary information, with the new system officially launching in the new year. The new year, new program will mark the end of the visitor hang-tag system. We strongly encourage residents to begin preparing now by ensuring that garages are used for vehicle parking, as per community guidelines. Each household must park two vehicles in their garage to qualify for a resident sticker, typically reserved for oversized or a third vehicle. Resident stickers for oversized and additional vehicles will be available for a monthly fee. More to come.
Community Reminders
We would like to take this opportunity to address a couple of important reminders for the safety and upkeep of the community.
Gas and Firepit Grills
For the safety of our community, we kindly remind everyone to turn off gas grills and fire pits immediately after use. Leaving them unattended poses a significant fire risk and liability that our community cannot bear.Pet Etiquette
Out of respect for your neighbors and shared spaces, we kindly remind all pet owners to promptly clean up after their pets. Maintaining cleanliness in our community is everyone’s responsibility.Personal Trash
Lastly, we respectfully ask residents to refrain from disposing of personal waste in the community trash receptacles, as this is against community policy and may incur a fine.
