Insurance: Special Assessment Payment
On January 28, 2025, the Association held the duly noticed meeting to tabulate the ballots received for the Special Assessment proposal. A total of 192 ballots were received out of the 293 homes in the community. Of those received, 125 voted in favor of the special assessment Measure A. As a result of the majority approval from the members who voted, the special assessment has passed.
Below you will find the specific information pertaining to the Special Assessment. Please be sure to read through this notice in its entirety.
One time Per Unit Special Assessment Cost: $1,775.00.
The Special Assessment will be billed in one lump sum of $1,775.00 to your regular assessment account for March 2025.
The Special Assessment will be subject to collection under our Association’s CC&Rs, and any late payments may be subject to late charges, interest, collection charges and legal action, in accordance with the Association’s collection policy.
In the case of a home that is for sale and has unpaid assessments, the Seller is responsible for any existing or levied but not yet collected special assessments at the time of escrow settlement, unless otherwise agreed by the buyer and seller.
BILLING:
You will receive a statement to use in submitting your payment. Please be sure to include the tear off coupon portion of the statement along with your check to assist the bank in processing your payment. Any special assessment charge that remains unpaid will be reflected on the monthly past-due statements sent to any owner with an unpaid balance.
SPECIAL ASSESSMENT PAYMENT METHODS:
Your special assessment payments may be made by one of several methods, including check, money order, credit card, e-check, ACH, or a on-line bill-pay through your bank:
ACH (Verify your Enrollment Status!) - If you are enrolled in the ACH program, you need to verify your enrollment status, which will determine whether the special assessment is automatically drawn from your bank account. Just log into your Resident Portal account at www.realmanage.com and check your enrollment status.
If when you enrolled in ACH you selected the “Assessment Charges” option, the special assessment will NOT automatically draft from your bank account. You will need to send payment through one of the other methods listed.
If when you enrolled in ACH you selected the “Open Balance” option, the full amount of the special assessment (not an amount equal to a monthly installment if offered) WILL automatically draft from your bank account on the date it is billed. If a monthly installment is offered and you do not want to pay the entire amount in one lump sum, be sure to change your enrollment status to “Assessment Charges” so your regular assessments only will continue to draft, and send payment of your special assessment through one of the other methods listed.
If when you enrolled in ACH, you selected the “Other Amount” option and entered a fixed amount, the special assessment will NOT automatically draft from your bank account. You will need to send payment through one of the other methods listed.
Check and Money Order Payments - If paying by check or money order, please note the following:
Make your check payable to Laurel and Magnolia Community Association
Notate your customer ID on your check/money order (the 16 digit account number beginning with R)
Include a payment coupon or statement with your check/money order to assure proper payment application
If you own multiple units or lots, pay one unit/lot per check/money order and be sure to include the associated coupon or statement with each check to assure proper payment application
Credit Card Payments - Special assessment payments may be made via Credit card through the Resident Portal; simply select the One Time Payment option and enter the appropriate information. Please note additional bank fees may apply.
Electronic Check (e-Check) Payments - You may also make your special assessment payments via Electronic Check through the Resident Portal.
Online Bill Pay - IMPORTANT! If paying through your bank’s bill pay service, please note that the day your bank debits your account is not the same day the funds are sent to your association. Many banks still cut and mail a paper check to the association’s bank. That check is often unaccompanied by a coupon, necessitating manual processing upon receipt. Please be certain to allow sufficient time for these additional processes, which will delay receipt and application of your payment, and could cause late fees to be incurred (i.e., approximately 10 days prior to the due date) and ask your bank to include your account number on their check.
Selling Your Home? The full amount of the special assessment must be paid by the current owner prior to the conveyance. The special assessment cannot carry over to the new owner.
SUMMARY:
If you enrolled in ACH, double check your status to determine if the special assessment will automatically draft of if you need to send payment through another method. Refer to ACH section above.
Accounts that reach delinquency status in accordance with the association’s collection policy are automatically referred to the association’s attorney for collection proceedings, at which time all legal fees incurred also become the responsibility of the homeowner. All owners are provided proper notice prior to this action being taken. Therefore, please make every effort to submit timely payments to avoid the headaches and legal fees of collection action. Should you choose to sell your home while the special assessment is in effect, you will be required to pay the remainder owed on the special assessment prior to the conveyance of the property. The special assessment must be paid in full by the current owner.
All association members can access their account information and submit payment of the special assessment, or print an account ledger to mail in with your check, on the Resident Portal. You can access the Resident Portal at www.realmanage.com; from the main page, just click the link for the Resident Portal. If you have not previously registered on the Resident Portal, you just need your Customer ID, Check Digit, and Community ID which you can find on your billing coupon or statement.
