Happy St. Patrick’s Day!

 

Thank you to everyone who attended last Wednesday’s Board Meeting. Below are some key updates and approvals from the discussion:

  • Visitor Parking: The visitor parking allowance has been increased from 7 to 10 nights per month.

  • Pest Control: As we move into the spring and summer months a proposal for a new pest control service was approved.

  • Elections: The Board approved the Inspectors of Election to oversee the upcoming ballots and election process.

  • Community BBQ Maintenance: Repairs to the Magnolia BBQs have been approved to restore proper functionality. Quarterly cleaning for all community BBQs will take place.

  • Concrete Lift Repair: The Board approved a concrete repair proposal for one location in our community.

  • Pool Gate Monitoring: The Board approved an update to the pool gate and pool area monitoring software for improved security.

  • Special Assessment Payments: As of today, 43% of the community has paid the $1,775 special assessment that was due on March 1st.

Insurance Special Assessment – Payment Reminder

A friendly reminder that the $1,775 Insurance Special Assessment was due on March 1st. Payments made after the grace period will follow the Association’s delinquency and collection procedures, including:

1.    Two delinquency notices with applicable late fees.

2.    If the balance remains unpaid, the account will be forwarded to collections in accordance with our legal procedures. If you need assistance or have any concerns, please reach out as soon as possible.

Painting Project Update

Thank you for your patience as we continue the community-wide painting project. With a full week of sunshine ahead, crews will resume work on Rawhide this week.

🚧 Safety Reminder: Please slow down and exercise caution near traffic cones and lifts when entering or exiting through the Magnolia entrance.

🔍 Inspection Process:

  • Once a building is completed, the Board conducts a walkthrough inspection with the foreman to address minor touch-ups or inconsistencies.

  • After a building is signed off, crews must stay on schedule and cannot return for additional revisions.

  • As of last Friday, all inspections are up to date.

  • Homeowners in Buildings 63, 64, and 65 can expect detailed corrections in the coming days.

Volunteer Opportunity – Fire Safety & Compliance Committee

We are looking for a dedicated volunteer to lead the Fire Safety & Compliance Committee. This role involves:
Collaborating with our Treasurer, Tiana Capri, on fire prevention initiatives.
