Happy Lunar New Year!


Dear Laurel and Magnolia Residents,

 

It was a pleasure meeting so many of you this weekend during garage inspections. Thank you for your kind words of support and gratitude as we work to enforce parking regulations. Fixing a broken system has been a long-standing goal for us after witnessing years of challenges, including guest hang tag misuse and the storage of unauthorized vehicles on the property. The positive news is that these efforts will not only ensure those who pay for parking permits can reliably find a space, but it will also improve availability for guests.

 

Parking Updates
We are pleased to announce an adjustment to Parking Boss enforcement hours, which will now run from Midnight to 6:00 a.m. This change reflects feedback from many residents who requested a later enforcement schedule.

 

Visitor Guest Passes
We understand that seven visitor guest passes per month may not always be sufficient. Once the community achieves full compliance with parking policies, we will reassess the availability of spaces and work towards offering increased flexibility.

 

Enforcement Policy
To ensure fair use of parking resources, the following enforcement measures are in place beginning February 1st.

  • First Offense: Warning

  • Second Offense: $120 fine (charged to the homeowner)

  • Third Offense: Vehicle towing (at the owner’s expense)

The Board of Directors recognizes the community's concerns regarding property insurance coverage and remains committed to addressing this critical matter. Please review the following key points:

  • Existing Policy: The $15 million insurance policy was implemented in February of last year and funded through the association’s reserve account. Regardless of the outcome of the ballot measure, it is still necessary to replenish these funds through a special assessment of $1,775 per unit.

  • Measure D: To ensure compliance with the existing insurance coverage policy, Measure D has been introduced. This measure aims to align our CC&Rs with the current policy limits.

  • Future Policy Considerations: Once the reserve replenishment and Measure D are addressed, the Board will proceed with seeking additional insurance quotes for comprehensive coverage. However, it is important to note that, due to current events, the premiums for such policies are anticipated to be significantly higher than prior rates. A much higher supplemental special assessment would be required to secure a one-year comprehensive policy, should the community decide to pursue this option.

  • Board Deliberation: The Board is committed to making decisions that reflect the best interests of our entire community while adhering to our governing documents and maintaining the standards of the association. We understand the diverse perspectives shared by residents—some advocating for full insurance coverage, while others are concerned about the financial burden it will impose. This decision-making process requires a comprehensive review of the complexities and nuances associated with insurance coverage, related financial obligations and long-term impact on our community. We greatly appreciate your engagement, feedback, and patience as we work together to navigate these critical matters for the benefit of our neighborhood.


Pool and Jacuzzi Closure

To improve our shared amenities, the pool and jacuzzi will be temporarily closed for landscaping and painting:

  • Tentative Closure Dates: January 21st – January 31st

During this time, we’ll be painting the pool house as well as surrounding fence and gates. Two large pots near the jacuzzi that were cracked have been removed as well as a diseased canary palm. The pool bathrooms will be closed during this time as well. We appreciate your patience as we work to enhance these spaces for everyone’s enjoyment.  Additionally, per our recent board meeting, we are awaiting proposals for new mastic and general pool maintenance. Once these proposals are reviewed, the maintenance work will be scheduled and communicated accordingly.

 

PacWest Painting Updates

The painting project is progressing smoothly. PacWest is currently working on Building 62 and the pool house. Please adhere to posted signage to avoid construction-related disruptions.
