Below, we’ve outlined important updates and reminders to keep you informed about upcoming events and current projects.

Emergency Water Shutoff

Due to a burst pipe at the corner of Rawhide and Durango, water service will be temporarily interrupted next week:

  • Dates: Monday, January 6 – Thursday, January 9

  • Time: 7:00 AM – 4:00 PM daily

Additional Notes:

  • Parking Impacts: Certain outdoor spaces on Durango will be unavailable during the repairs. Durango will be closed at the Rawhide intersection this week. Temporary signs were posted over the weekend to mark these spaces. Vehicles parked in these areas after 7:00 AM on Monday will be towed.

  • Timeline Flexibility: The repair schedule is subject to change based on progress or unexpected challenges.

We understand the inconvenience this may cause and appreciate your patience as we work diligently to address this issue. For more detailed information, please refer to the email sent by RealManage last week.

 

Parking Updates

We’re working to address ongoing parking challenges in the community by introducing Parking Boss and Secur It Guard for better regulation and enforcement.

Here’s what you need to know:

  • Homeowners: Check your mail! You have received a parking mailer with a personalized PIN number. Please take a moment to register your garage-parked vehicles.

  • Renters: Please reach out to your homeowners or landlords for registration assistance.

* Please note that this is a presentation, not a Q&A session. The discussion will focus on reviewing the new parking technology and outlining how the enforcement process will work.  Additionally, general previously submitted parking-related questions will be addressed.

 

PacWest Construction and Painting

PacWest will resume construction and painting work starting Monday, January 6.

  • Buildings 58 and 59: Scheduled for power washing, masking, and painting.

  • Parking Considerations: Please follow posted signage to avoid construction-related disruptions.

  • Thank you for helping ensure this project continues smoothly!

 

Pool and Jacuzzi Closure

To maintain the quality of our shared amenities, the pool and jacuzzi will be closed for routine maintenance and building painting later this month:

  • Tentative Dates: January 21 – January 31

We’ve scheduled this work during the off-season to minimize the impact on residents. Updates will be provided if the timeline changes. We appreciate your patience and understanding as we care for these spaces.

 

Tree Trimming Announcement

A community-wide tree trimming effort will begin on Monday, January 13th – 21st . This important work supports:

  1. Construction Projects: Clearing trees that touch buildings ensures safe and efficient access for PacWest’s work.

  2. Tree Health: Addressing overgrowth improves the health and appearance of our trees, especially those leaning toward buildings.

  3. Sidewalk Cleanliness: Managing fruit-dropping strawberry trees helps reduce sidewalk stains.

To maintain our community’s safety and beauty, tree trimming will now be scheduled twice annually. Thank you for your support of this important maintenance effort.

This is a friendly reminder that January HOA dues are now due.

Insurance Update – Measure D

To ensure quorum for Measure D, the Inspectors of Election has resent the ballots to homeowners who have NOT yet voted. Ballots will be counted on January 28, 2025. Your involvement is crucial. If Measure D does not pass, we will face significant challenges, including:

  • Non-compliance with our CC&Rs: This would require further action to address the issue.

  • Increased Expenses for Homeowners: Additional steps, such as reissuing another ballot, would incur further costs for everyone.

By casting your vote now, you help us avoid unnecessary delays and expenses while ensuring that our community remains in compliance.

 

Community Reminders

  • Pet Courtesy: Please pick up after your pets to help keep our community clean and enjoyable for everyone. Parents, kindly remind your children to carry waste bags, and landlords, please ensure your tenants are aware of this responsibility. Failure to do so could result in a fine. Thank you!
