Official Election Results - Laurel and Magnolia
Your support has been the driving force behind our collective progress. Over the past year, we have made significant strides in areas like construction and insurance, and we’re eager to continue the work we’ve begun. Our immediate focus will be on assessing the construction projects to ensure high-quality results while implementing strict vendor oversight. We will also renegotiate the insurance policy to secure the best terms for our community.
As we move forward, the Board will review and address key areas, including:
Evaluating finances and contracts
Amending governing documents where necessary
Introducing new systems for parking and pool access
Building community spirit through events and in-person meetings
We appreciate your trust and look forward to keeping you informed as we take the next steps in enhancing our community.
Insurance Updates
In February 2024, our community secured a Master Insurance Policy with $15M in coverage for property damages. However, due to shifts in the insurance market, this coverage came at a higher cost compared to our original policy. As a result, each homeowner will incur an additional assessment to cover the excess policy fee, currently estimated at $1800 per unit.
While this assessment is pending approval by ballot, there is a possibility of securing an alternative policy at a lower premium. We will continue to communicate with the property management company and provide updates as we receive them.
To ensure we make the best decisions for the community, we are forming committees to leverage the collective expertise of our members. Together, we can address past challenges such as:
Poor responsiveness from prior management companies
Contract breaches by service providers
Insufficient oversight of insurance policies
Deferred maintenance and inconsistent spending
If you’ve received a ballot on the special assessment, please do not return it, as our team has identified errors in the options provided. We will issue corrected ballots as soon as possible.
Construction Project Updates
Since October 2023, our community has been undergoing major construction projects focused on resolving construction defects, including paving and painting. While the paving phase was completed on August 17, 2024, the painting work is still ongoing and is expected to continue until 2025.
Unfortunately, concerns have been raised about the quality of the work, money spent, the chosen paint scheme, and communication issues, with many residents not receiving timely project updates. In light of these concerns, the Board has decided to temporarily suspend all current and future painting and construction activities. This pause will allow us to:
Conduct a full review of all contracts and payments
Ensure the workmanship meets community standards
Maintain strict oversight of vendor activities
We are committed to completing the painting phase by 2025 and will keep the community informed at every step. Your feedback is invaluable to us as we strive for transparency and quality in all projects.
Thank you for your continued support and engagement as we work together to make Laurel & Magnolia a thriving community.
