While our community Facebook page can be a helpful platform for neighborhood fun and discussions, it also contains inaccurate information. Please note that the Board and property management do not monitor social media for service requests. To ensure your concerns are properly addressed, all inquiries must be submitted in writing to initiate a work order or resolution.

Parking Update

Thank you to everyone who has registered their vehicles and followed the CC&Rs by parking in your garages. The positive impact on our community has been immediate and significant! Our streets are safer and more visible for kids playing and riding bikes, not to mention there are plenty of spaces for guests and permit holders at all times.

 

Resident Parking Permits

We are currently at capacity for resident parking permits; however, this number will continue to fluctuate due to various factors:

  • Approximately 49 residents applied for permits, but some did not pass the garage inspection, freeing up additional permits.

  • A limited number of temporary permits have been issued to families with special needs or buildings that are currently being painted. 

  • Three units have recently changed ownership, affecting permit availability.

  • Every resident who has applied for an oversized or third-vehicle permit and passed the garage inspection has received a permit.

 

At this time, there is no waitlist, and all valid requests have been accommodated.  If you have a need for a permit, please email and request an application.

 

Parking on Boulderidge

Vehicles parked on Boulderidge are there by choice. This may be due to one of the following reasons:

  • The owner or renter has opted not to apply for a permit.

  • The garage is being used for storage or something other than parking.

  • The household has more vehicles than drivers - beyond what the community can accommodate.

 

Our community is not a storage facility, and we remain committed to ensuring that parking is managed fairly for all residents per our parking policy.  If you have a legitimate need for a permit, we encourage you to reach out to Reina at RealManage for assistance and request an application.  All requests will be reviewed and forwarded to the Board as needed.

 

Please note that our CC&Rs and parking regulations have always been in place—we are simply ensuring they are properly enforced for the benefit of our community. If you would like to advocate for broader changes, we encourage you to attend the San Marcos City Council meetings, reoccurring the second and fourth Tuesday of every month at 6pm.  Check the website for more details. The City does come on property to check we are in alignment with city regulations. Most recently, city workers have been on-site performing backflow and stormwater testing as well as other detailed testing as part of the community’s annual property standards compliance requirements.

 

 

Pool Update

The pool is open; however, painters are still completing touch-ups, including painting the pool fence. Work was slightly delayed last week due to the rain. Thank you for your patience as we wrap up these final details.

 

Painting Progress
Work on Building 62 is nearing completion, and painting for Building 63 is set to begin. However, with rain in the forecast, some delays may be expected. We appreciate your patience and understanding as we navigate weather-related adjustments.

 

Insurance Assessment

The special assessment is due March 1. Payment information will be sent out shortly. The HOA borrowed from reserves in April 2024 to pay for the insurance premiums and alerted everyone that an assessment would be due. While there is no perfect timing for this additional expense, the board avoided issuing the assessment during the holidays. However, we are obligated to return the money to the reserves within a year's time of the initial withdrawal. It is imperative we receive payments from all owners by April to meet this deadline.
