Dear Laurel and Magnolia Residents,
We are pleased to provide you with several important updates concerning ongoing projects and community matters.
PacWest Construction and Painting
We are approaching the final phase of the painting project in the Laurel half of the community. As of today, PacWest will begin work on the last building. We appreciate your patience and cooperation throughout this process.
Last week, the Board conducted a comprehensive walk-through with PacWest executives to assess progress. With this stage nearing completion, preparations are underway to begin the painting of homes in Magnolia. The timeline and further details will be provided in the coming weeks. Prior to the start of painting, the following preliminary tasks will be completed:
Tree Trimming: All trees in contact with homes will be trimmed to create a clear workspace and safeguard newly painted surfaces. Tree trimming is scheduled for this week and will take place between 7AM and 5PM. Please observe any posted "No Parking" signage during this time.
Stucco and Structural Repairs: Necessary repairs, including stucco, trellises, and post-tension cables, will be completed prior to painting.
Concrete Repairs: Uneven sections of concrete have been identified throughout the community, and safety cones are currently in place. We are collaborating with an arborist to address root-related damage and with PacWest’s concrete team to resurface the affected sidewalks.
Magnolia Paint Color Presentation:
We invite all residents to attend a Zoom meeting this Wednesday, October 2nd at 6pm where Juan Silva from Behr Paint and Carlos Marin from PacWest will present an overview of the premium paint selected for Magnolia, along with the painting process. The session will cover paint warranties, application methods, and the overall vision for the community. In keeping with the Old Creek Ranch master planned community aesthetics, proposed color schemes and renderings will be introduced during this meeting. Following the presentation, a digital vote will be available until midnight on Tuesday, October 8th on the community website at www.LaurelMagnoliaHOA.com As always, please reference our community website for more information and details.

Financial Update:
During a review of the community’s financial records, it was discovered that tax filings for the years 2021 and 2022 were not completed by our previous management company, Prescott. We are actively working to resolve this matter, and any associated fees will be charged to Prescott.
Additionally, following the resignation of Ross Construction, we have declined their final invoice in the amount of $2,298.61. Ross Construction has acknowledged this action and has confirmed they will not pursue payment.
Maintenance Update:
This week, Miramar Fire Equipment was on-site to replace fire extinguishers throughout the community. The previous extinguishers had not been serviced since 2012. Moving forward, we will ensure that all fire safety equipment is regularly inspected and maintained in accordance with applicable safety standards.
Community Notices:
Pool Closure: Due to a leak in the pool equipment room, the pool is temporarily closed for repairs and remediation. This issue has also impacted the functionality of the OpenPath system. We understand the inconvenience and are working to resolve the matter as swiftly as possible. Further updates will be provided as repairs progress.
Trash Can Etiquette: As a friendly reminder, please ensure trash bins are promptly brought in after collection to maintain the community’s appearance and cleanliness.
Parking: We kindly ask that residents continue to use their garages to park two vehicles. As construction progresses, we will experience reduced parking availability due to equipment storage and setup. Please note that parking enforcement remains active and will be enforced.
