🏊‍♂️ Pool Courtesy Reminder

As we welcome the warmer days of spring and summer, we encourage all residents to enjoy the community pool responsibly.

Please remember that pool hours are from 6:00 AM to 10:00 PM. To maintain a peaceful environment for those located directly around the area, we kindly ask that the pool area be completely vacated by 10:00 PM sharp.

For the safety and comfort of all residents, after-hours activity is not permitted and may result in a violation notice and fine. Monitoring systems are in place to ensure the space remains a relaxing and respectful amenity for all.

Thank you for your cooperation and continued care of our shared spaces! 🌙

💧 Backflow Maintenance:

The backflow system has been serviced, repaired and is no longer leaking. The cause was a faulty part.

Thank you for your patience!

🚧 Construction & Safety Update:

  • Crews are actively working but are a few days behind due to weather delays.

  • Building 70 (2602-12 Rawhide) masking has begun.

  • Buildings 71 (2621-31 Rawhide) and 72 (2622-32) will be power washed on Wednesday

  • Visit www.LaurelMagnoliaHOA.com for construction and community updates

⚠️ A/C Use During Painting:

To protect your A/C unit during paint spraying:

  • Please turn off your A/C (do not leave on auto).

  • Units will be temporarily covered during work hours to prevent overspray.

  • You may turn it back on once spraying is complete.

🔨 Window Replacement Project:

PacWest will begin outreach this month to homeowners previously identified during the construction defect lawsuit (in-home inspections originally completed by Nautilus). These residents were noted to have defective windows, and only these replacements are included in the current construction contract scope.  Please remember, this is an inherited construction project and contract, and therefore an inherited list of addresses that initiated the process in 2022.

Phase One involves measuring each window on the list Nautilus created in 2022 following unit inspections. Replacements will then be ordered. Phase Two involves replacing the windows. We will need to access the inside of your unit. Please plan accordingly for someone to be home, you will receive a knock on your door. Work will begin at Building 1 in Laurel and move sequentially around the complex.

Visit www.LaurelMagnoliaHOA.com for maps and preliminary schedule. Please note: this schedule is still in flux and subject to change. Residents will be given a 5-day and 48-hour notice.

🔥 Fire Safety Incident:

The underage individuals involved have been identified.
The firepit gas line has been disconnected as a precaution.
Thank you for your understanding as the board ensures appropriate follow-up and documentation.

Thank you,

Laurel and Magnolia Board of Directors
