Dear Laurel and Magnolia Residents,
Thank you to the residents who attended the recent Board of Directors meeting. Your continued participation is vital to the ongoing improvement of our community. Below is a high level list of action items:
Additional proposals have been requested for tot lot resurfacing
Pool repairs are complete for now: including mastic replacement, plumbing, and filter crack repair
The Board is currently reviewing new pool maintenance proposals
The Board has approved Barrera and Co. for the 2026 Reserve Study
Additional bids are being gathered for ongoing concrete repairs throughout the community
Architectural applications were also reviewed

๐ง Backflow Maintenance
We are aware of the leak near the Laurel entrance backflow. This may be due to city debris. Sherwood Mechanical is scheduled to return this week for further servicing.
๐ง Construction & Safety Update
Building 69 painting is expected to wrap up this week. Crews will begin power washing and prepping Building 70, including masking and priming.
โ Please note: Friendly Reminder: A/C Use During Painting
While painters are spraying primer and body color, your A/C unit will be temporarily covered to protect it from overspray. During this brief time, please make sure your A/C is turned OFF and not set to automatic, as running it while covered can cause damage. Once this portion is done, youโre welcome to turn your A/C back on. Thanks for your help and understanding!
The Construction Staging Area has been relocated. We have noticed the rust stains from the fencing and dirty asphalt at the previous location. That is scheduled to be power washed and treated this afternoon.
๐จ Window Replacement Project
PacWest will begin outreach this month to homeowners previously identified during the construction defect lawsuit (in home inspections originally completed by Nautilus). These residents were noted to have defective windows, and only these replacements are included in the current construction contract scope.
Please remember, this is an inherited construction project and contract. Window replacements will only occur for the original list of addresses created by Nautilus in 2022.
๐ฅ Fire Safety Incident โ Immediate Attention Required
On Friday, April 11, a report was received regarding a group of minors riding bicycles, tampering with the firepit, and walking through open flames. This behavior presents an immediate and significant safety concern, both for the individuals involved and for the community as a wholeโparticularly given heightened fire danger and potential insurance implications.
