Laurel & Magnolia HOA Bulletin Board Brief: wk of 11/18/2024

 

Dear Laurel and Magnolia Residents,

 

Thank you to everyone who joined us last week for our monthly Board meeting. Below is a brief recap of updates, including important information regarding our new property management company, RealManage/Walters.

 

Work Orders

Resident Portal Setup
By now, you should have received a welcome email with details on payment methods and access to the resident portal. To set up your online account with RealManage/Walters, please refer to your specific email and use the following information provided:

 

HOA Dues – December Reminder
Starting December, HOA dues will be sent to RealManage/Walters. If you are paying by check, please use the following details:

  • Payee: Laurel and Magnolia Community Association

  • Address Line 1: c/o RealManage

  • Address Line 2: P.O. Box 45467, San Francisco, CA 94145-0467

  • Account/Reference #: [Insert Account Number Here]

* Alternatively, you may use your preferred payment method through the resident portal or your bank’s bill pay service.


Finance

Laurel & Magnolia's finances are now being managed by RealManage/Walters. If your November dues were not paid, please create your CiraNet account with RealManage and pay for the current month. You can also setup monthly automatic withdrawals with no service fee (details are included in this update). Strategic HOA will be forwarding invoices and incoming funds to RealManage/Walters within 48 hours.

 

Insurance

You should have received your ballot in the mail. Please make your selection promptly and mail the ballot by November 29th to make the December 6th deadline. A prepaid envelope is included for your convenience. We strongly encourage every homeowner to vote, community participation is essential to reach quorum; otherwise, the voting process will be extended, incurring additional costs and resource usage. If you have any questions regarding the ballot, please email our property manager, Reina White, at LaurelMa@ciramail.com
 
During our last board meeting on Nov.13, there were questions about the deductible for our property damage policy. There is a $25,000 deductible per residence which would be paid by the HOA in the event that a claim needs to be made. If our policy were to increase to $60M or $103M property damage coverage, the deductible will remain the same.

The team has completed Laurel and will begin Magnolia this week. 

 

Laurel Firepit

We regret to inform you that the community firepit is currently out of service due to damage. We have instructed our property manager to prioritize this maintenance request to ensure the firepit is repaired promptly.

Unfortunately, this issue has occurred multiple times, often due to rocks and internal components being tampered with. This not only compromises the safety of those nearby but also affects the enjoyment of this amenity for everyone. Additionally, each repair costs the community approximately $700 to $1,000.

To help prevent future damage and ensure safety, we kindly request the following:

  • The firepit should only be used by individuals aged 18 and older.

  • Children should not play in or around the firepit area.

We appreciate everyone’s cooperation in preserving our shared amenities and ensuring a safe environment for all residents.

 

AT&T Fiber Optic Installation
AT&T is currently determining the best method to install fiber optic lines from the electrical panel to each home. After the site survey, it will take a few months to create a design plan, which will require Board approval. Once approved, it may take several months to complete installation. Please note that all costs associated with this project will be covered by AT&T.
