PUBLIC SAFETY CALL TO ACTION
Although the HOA is not responsible for city streets, we are aware that gas is being siphoned and vehicles are being broken into regularly. We requested the Sheriff patrol Boulderidge between midnight and 2am over the next week. It’s inexcusable that the city has time to ticket vehicles on Boulderidge but not police it. The only way the Sheriff will continue to patrol Boulderidge is if dozens of residents regularly call the non-emergency number 858.565.5200 to request it. When a handful of the same people call, they don’t believe we have a legitimate problem. Please do your part and help us make Boulderidge a safe place to park!

It is our goal to loosen guest parking restrictions once resident misuse stops. Please encourage your neighbors to park in their garage to benefit the greater good.
Painting & Power Washing (Magnolia)
Painting wraps up this week for Building 66 and gets underway for Building 67. Weather may impact this schedule. Access to the complex via the Magnolia entrance may be periodically disrupted.
Please observe all notices, ensure all windows and doors are closed and secure any items on your balconies. Garages will be inaccessible between 7am - 5pm while your building is being painted. Please contact info@LaurelMagnoliaHOA.com for a temporary exemption should you wish to park outside your garage. Work will move sequentially around the complex. Insurance Special Assessment Due March 1st

The results of the Special Assessment ballots are as follows:
Measure A ($1775 assessment) - 125 yes, 51 no, 16 abstain
Measure B ($3975 assessment) - 18 yes, 125 no, 49 abstain
Measure C ($4870 assessment) - 38 yes, 110 no, 44 abstain
* Measure D (update CC&Rs) - 133 yes, 40 no, 19 abstain
* Measure D (update the CC&Rs to modify the requirement of the association to provide full value property damage insurance) did not achieve quorum for the votes to be valid. We received 192 ballots and needed 197. Additionally, 197 affirmative (YES) votes are needed to make any changes to our CC&Rs. Had we achieved quorum, this measure still would not have passed.
The special assessment of $1775 is due March 1. You should have received payment information in the mail. The previous board borrowed from reserves in April 2024 to pay for the insurance premiums and alerted everyone at that time that an assessment would be forthcoming. While there is no perfect timing for this additional expense, the current board avoided issuing the assessment during the holidays. We inherited this task following prolonged delays and are obligated to return the money to the reserves within a year's time of the initial withdrawal. It is imperative we receive payments from all owners by April to meet this deadline.
At this time Laurel and Magnolia will continue with the current insurance coverage levels. The board is actively seeking solutions for this very complicated and nuanced situation, speaking regularly with our insurance broker and our legal counsel. We will update the membership with new developments as they emerge.
